Most 'tired' decks have years of life left — if the structure underneath is sound. We check that first, then fix what actually needs fixing.
The service
Gray boards and a wobbly rail don't necessarily mean tear-down. Often the frame is healthy and the deck needs targeted surgery: a few rotted boards, refastened railing posts, new stair stringers, and a proper refinish. Sometimes the opposite is true — the surface looks passable while the ledger connection or footings are quietly failing. The difference matters, because one of those is a weekend-scale repair and the other is a safety issue.
Every repair starts with a structural look: ledger flashing and fasteners, joist condition, post bases, and rail connections. Then we do the honest scope — board and stringer replacement, hardware upgrades, railing tightening or replacement to current code, and sand-and-refinish work with penetrating stains rated for high-altitude UV. If the deck genuinely isn't worth saving, we'll show you why and quote the rebuild without pressure.
Colorado note
UV intensity climbs with elevation, which is why Denver decks gray and check faster than the stain can advertises. We spec penetrating, UV-rated finishes and apply them in the temperature windows they need — and we'll put you on a realistic maintenance rhythm instead of an optimistic one.

Choices
Ledger reflashing and bolting, joist sistering, post-base correction, and railing anchoring — the unglamorous fixes that matter most.
Full sanding, defect repair, and premium penetrating stain in your choice of tones. Two seasons of gray gone in two days.
New composite or wood surface and railings over your existing healthy structure — most of the new-deck feel at a fraction of the cost.
How we work
Good questions
The big four: a ledger (where deck meets house) that's properly flashed and bolted rather than nailed; railings that don't move under firm hand pressure; posts without rot at their bases; and joists free of soft spots. We check all of it in a repair visit and tell you plainly what's urgent, what's soon, and what's fine.
Yes. We replace damaged boards and blend them — new wood can be toned during refinishing so the repair doesn't stripe. If more than a third of the surface is failing, a full re-deck over the existing frame usually beats piecemeal on both cost and result.
Usually not. Most wobbles trace to loosened post connections and fix with through-bolts and blocking. If the railing system is undersized or below current code height, we'll recommend replacement — it's the part of the deck that protects people, so we don't shim our way past it.
Sound frame with surface problems: repair or re-deck. Failing ledger, widespread joist rot, or heaved footings: rebuild territory. We give you both numbers with photos of what we found, and the call is yours — no scare tactics, no upsell script.
