Compare the work behind the price.

Two roof estimates can describe different jobs. Before comparing the total, compare what is measured, what is included and which conditions remain unknown. Peak prepares a project-specific scope so the price can be assessed alongside the work behind it.

01

Start with measured quantities

Roof surface area differs from floor area. Slope, roof geometry and the chosen assembly affect quantities. Review the measurement basis and keep material waste or allowances separate from net measured area.

02

Find the hidden cost drivers

Existing roof layers, damaged decking, flashing, equipment, access, disposal and occupied-site restrictions can change the scope. Identify which costs are included, allowed for or priced only after conditions are exposed.

03

Compare the same job

Align material models, underlayment, accessories, insulation and details across proposals. Check exclusions, unit prices, change authorization, payment milestones and warranty documents before choosing on total price.

Put these items side by side.

  • Measurement basis, roof zones and waste allowances
  • Roof covering, system components and materials
  • Tear-off layers, disposal and deck-repair approach
  • Flashing, ventilation, drainage and insulation details
  • Access, equipment, protection and project phasing
  • Exclusions, payment milestones and change pricing
Roof cost / Start with the measured surface

Your floor area is not your roof quantity.

Before comparing Colorado roofing prices, check that the quantities describe the same roof and the same included work. A clear unit is more useful than a low headline price.

An arithmetic example / no market prices~1,342 sq ft

1,200 sq ftHorizontal footprint

6:12Uniform slope

Illustration only. Overhangs, other roof areas and ordering allowances are excluded.

Is a 1,200-square-foot house a 1,200-square-foot roof?

Not necessarily. Roof pitch, overhangs, garages and intersecting planes change the surface area. For a simple, uniform 6:12 roof over a 1,200-square-foot horizontal footprint, the sloped surface is about 1,342 square feet before overhangs, waste or other roof areas.

This is a geometry illustration: 1,200 × √(1 + (6 ÷ 12)²). It is not a measurement, roof design or price for your property.

What does a roofing square mean in an estimate?

One roofing square is 100 square feet of roof area. Keep the measured area, any ordering allowance and the quoted unit rate separate. A roof-area square, a linear foot of edge metal and a counted penetration are different quantities and should not share an unexplained price unit.

How can I use the cost worksheet before I have a final quote?

Enter the roof quantity and actual rates you have been quoted, then keep unpriced work and allowances visible. Include removal, disposal, access, flashing, deck repairs and related trades when applicable. The worksheet performs arithmetic; it does not supply a verified Colorado market rate or insurer-approved amount.

Use a written price and measured roof area. See the area-based amount, add separately quoted work and keep the missing items visible.

Use the prices from your own quote. Choosing a Colorado city won’t change the rates you enter.

01The roof you are pricing

Measured sloping area already includes pitch. Floor area is not roof area. A roofing square is 100 square feet. Ordering waste is not automatically added to an installed price.

02The price you actually have

Match the quoted unit: $500 per roofing square equals $5 per square foot. An installed rate can already include removal, labor, accessories or taxes. Read that quote’s scope before adding the same cost again. A retail material price is not an installed roof price.

03Separately priced work

Add an item only when it is outside the entered base scope. Examples: documented decking allowance, a separate permit amount, edge metal, equipment access or delivery.

LS = lump sum · LF = linear feet · EA = each. Keep tax/use-tax, permit and delivery amounts explicit. This tool does not determine Colorado tax treatment or apply a tax percentage.

A useful roof price
has a traceable scope.

Roof area alone cannot price the layers below it, the edges around it or the cost of reaching it. Keep the quantities, quoted rates and unresolved conditions visible.

01 / LOCAL PRICE BASIS

How much does a roof replacement cost in Colorado?

The useful answer is a written price for the actual roof, material and work. A statewide cost-per-square range does not establish your tear-off scope, deck condition, transitions, access or local requirements. Compare those items before treating two totals as equivalent.

Start with measured roof surface, the selected assembly and an itemized work boundary. Then identify which rates came from a current supplier offer, which came from the proposed crew contract and which are still allowances. Include delivery location, quote date and excluded work in the estimate record.

A dated local quote is different evidence from a national cost catalog or an undated web average. A regional wage statistic is also different from an installed crew price. A contractor’s price can include equipment, supervision, protection, insurance, overhead, profit and other job obligations; multiplying a wage by roof area does not calculate those items.

02 / QUANTITY & UNIT

Is a price per roofing square the same as a price per square foot?

No. One roofing square is 100 square feet. A price per square applies to the number of squares, while a price per square foot applies to the surface area in square feet. Confirm the unit before comparing or extending any rate.

Arithmetic example, not a market price

2,000 SF ÷ 100 = 20 SQ.
20 SQ × an example $500/SQ = $10,000.
2,000 SF × the equivalent $5/SF = the same $10,000.

The example says nothing about what work that rate buys. The written scope still determines inclusion.

Also confirm whether the quoted quantity is measured sloping surface or an ordering quantity with allowance. Do not add pitch to a report that already measures the sloped roof. Do not add a material allowance to an installed contract total unless the quote’s pricing method actually calls for it.

03 / COST-LINE REGISTER

What should a Colorado roofing estimate include besides the covering?

Ask for an inclusion register. An item can be in the fixed total, priced separately, covered by a defined allowance or excluded. “Not listed” should remain an open question rather than silently becoming zero dollars.

04 / COLORADO TAX & FEES

Should I add sales tax to the whole roofing quote?

Do not automatically add one percentage to every contractor total. First ask what taxes or use-tax amounts are already included, what contract structure applies and which authority governs the job. Colorado’s guidance distinguishes construction-material purchases and different contract arrangements; local treatment also needs review.

The worksheet above deliberately does not infer a tax rate from a city or ZIP. If an actual quote identifies a separate amount outside the base scope, record it as a separate line. Keep its basis with the quote so the same amount is not counted again.

05 / UNKNOWN IS NOT ZERO

How should I budget for damaged decking or wet insulation?

Keep the unresolved condition and the proposed investigation separate from the fixed roofing scope. An allowance should state its unit or amount, included work, evidence needed, authorization process and how the final quantity is reconciled.

For example, “decking repairs as needed” leaves the material, extent and price method unclear. A more useful record identifies the specified repair unit, whether that unit includes removal and installation, the observed condition, the person authorizing a change and how the approved quantity reaches the final invoice.

The same discipline applies to low-slope moisture findings, hidden transitions and equipment changes. Do not assume every roof has concealed damage, and do not represent an unverified allowance as an inspection finding. Ask how additional work affects schedule, permit review and weather protection.

06 / QUOTE COMPARISON

What makes the lowest roofing bid a fair comparison?

The bids must describe comparable roof zones, removal, product, supporting layers, transitions and terms. Align those items first, then compare the totals and outstanding risks. A low bid with an undefined deck allowance is not directly comparable to a bid that already includes a specified repair quantity.

Preserve each original proposal and list the differences on a separate worksheet. Ask each contractor for the same missing information. Record revisions by date so an updated price is not accidentally compared with an earlier scope.

For commercial or municipal work, include addenda, alternates, schedule constraints, required qualifications and closeout conditions in that comparison. A membrane-only unit price does not replace a complete assembly takeoff or the actual bid requirements.

How much does a new roof cost in Colorado?

There is no reliable property-specific price without reviewing the roof and scope. Area, pitch, materials, access, existing layers, decking and details affect the estimate. Send the location and roof information so the right assessment can be arranged.

Why do estimates for the same home differ?

They may include different products, tear-off assumptions, flashing replacement, ventilation, decking allowances or work boundaries. Ask each contractor to identify the assembly and exclusions so you can compare equivalent work.

How are concealed deck repairs priced?

The proposal should explain how exposed damage is documented and approved, including any agreed unit prices or allowances. Additional work should follow the written authorization process rather than appearing as an unexplained final charge.

Can I use an insurance estimate as the final roof price?

The carrier estimate and construction contract serve different purposes. Compare quantities, materials, scope and exclusions. Coverage, deductible and claim payments depend on your policy; the signed construction proposal establishes the work and agreed pricing.

Does requesting an estimate include financing approval?

No. The estimate explains construction scope and price. Payment milestones are agreed in the proposal; any financing must be separately confirmed with the provider, including APR, fees, repayment terms and approval conditions.
