Understand the coverage before you choose.

A warranty name or a long term does not explain the coverage. Ask for the documents attached to your roof proposal: who issues the warranty, what work or products it covers and what you must do to keep the records and make a claim.

01

Product and workmanship are different

A manufacturer document and a contractor's installation warranty can have different issuers, coverage and remedies. Read which defects, components and costs are included rather than assuming one document covers the entire roof.

02

Confirm the offered program

Enhanced or commercial system coverage may depend on approved components, installer eligibility, inspections and registration. We identify the coverage offered in the proposal; a listed brand alone is not proof of program eligibility.

03

Keep the closeout records

Save the contract, product information, invoices and any issued warranty or registration record. Review maintenance, notification and transfer conditions in the applicable document, and keep roof work by other trades documented.

Questions to ask before signing.

  • Warranty issuer and exact document title
  • Covered materials, installation and roof details
  • Term, exclusions and any prorated coverage
  • Eligibility, registration and inspection requirements
  • Maintenance, notice and transfer conditions
  • Closeout records and the correct claim contact

Manufacturer example / GAF
Base protection

Must every GAF shingle warranty be registered?

GAF’s current registration page says registration is not required for the protection available under its base shingle-and-accessory warranties, though owners may register. That statement does not establish eligibility for an enhanced warranty or another manufacturer’s program.

Enhanced program

Who registers an enhanced GAF warranty?

GAF says its enhanced warranties can be registered only by GAF-certified contractors through their Partner Portal. Ask the proposed provider to identify the actual offered document and registration responsibility. A brand logo on a roofing website does not establish that a contractor can offer a particular enhanced program.

Ownership change

Where should a new owner start a warranty transfer?

Start with the exact warranty and the manufacturer’s current transfer process. GAF’s registration page directs new owners to give notice within the period in their applicable document and provide ownership proof. Keep the submission and the provider’s confirmation with the roof file; handing over an invoice alone does not complete that task.

Read the coverage, not only the headline

Who covers what—and under which conditions?

A material warranty, an installation promise and a property insurance policy are different documents. Compare the named provider, covered cause, remedy and owner obligations before relying on the longest term.

Project planning notes · Sources checked

Does a lifetime roof warranty mean the roof will last my lifetime?

No. 'Lifetime' is a defined coverage term in a particular document, not a prediction of the roof's service life or a promise that every problem will be paid for.

Read who qualifies, which building and ownership types are covered and how the remedy changes over time. Keep the exact warranty name and version with the selected products. A different property owner, building use or product combination may fall under different terms.

NRCA cautions against using warranty length as the main measure of roof-system quality or suitability. As one concrete example, GAF's Shingle & Accessory document defines the ownership and building conditions for its lifetime term. Use the document applicable to your project; do not transfer a headline from another product or a single-family example to an HOA or commercial property.

How are material coverage, workmanship coverage and insurance different?

They respond to different causes under different terms. Identify the provider and covered event before assuming that a roof problem belongs to one of them.

A manufacturer's product warranty addresses defined product issues. An installer may give separate workmanship terms. Some enhanced manufacturer programs can include qualifying installation coverage, but eligibility and the purchased document matter. A property insurance policy follows its own covered-loss and deductible terms.

Owens Corning's warranty overview distinguishes standard material, contractor workmanship and enhanced manufacturer coverage. It does not establish what Peak or another installer offers for your project. Ask for each actual written document and compare the remedies. A manufacturer's logo on a proposal is not proof that a particular enhanced program was purchased or that the installer qualifies.

If material is covered, are labor, tear-off and disposal covered too?

Not necessarily. Read each cost category in the actual warranty and check whether its treatment changes after an initial period or because of the type of claim.

Read full answer: If material is covered, are labor, tear-off and disposal covered too?

Make a cost map for replacement material, labor, removal, disposal, flashings and interior damage. A covered manufacturing defect does not automatically make all those costs reimbursable. Identify any proration, maximum payment or option for the warrantor to repair rather than fund your preferred replacement.

For example, GAF's Shingle & Accessory warranty distinguishes its initial remedy from later coverage and contains separate exclusions for several cost categories. That example is not a summary of every GAF program or another brand's terms. Ask the provider to point to the paragraph that answers your specific cost question before treating the roof as fully protected.

What evidence should support an enhanced roof warranty?

Ask for the exact program, its eligibility requirements and the document or confirmation proving the roof was placed under it. A sales description is not the completed warranty record.

Check required products, installation conditions, contractor qualifications where applicable, registration responsibility and any fee. Ask when the confirmation is provided and who follows up if it does not arrive. Keep the proposal's warranty statement beside the issued document so differences can be resolved while the project is current.

Do not assume every manufacturer warranty requires registration, or that registration alone establishes eligibility. Terms differ between programs. The named provider should explain the process that applies to the selected assembly. Peak's website lists material options; it does not by itself establish installer certification, an enhanced warranty offer or manufacturer approval of a particular project.

Does a roof warranty automatically pass to the next owner?

Do not assume so. Check the applicable document's transfer rules, notice process, timing and effect on the remaining coverage.

Read full answer: Does a roof warranty automatically pass to the next owner?

Before a sale or purchase, gather the installation date, product records, original invoice and warranty paperwork. Determine whether a transfer was already used and whether the new owner must provide a notice or other evidence. Ask the provider for written confirmation of the coverage that remains.

GAF's published warranty is one example of a document with specific ownership and transfer conditions. Other programs may differ. Keep the transfer task separate from ordinary real-estate document delivery: handing a buyer a folder does not prove the provider received a required notice. Avoid using a generic deadline from a website when the actual document is available.

What should I keep before opening a roof warranty claim?

Keep the installation and ownership record, the current problem's location and photographs, and the history of repairs or maintenance. Contact the relevant provider about its required process before discarding evidence.

Read full answer: What should I keep before opening a roof warranty claim?

A leak may involve a product issue, installation, an adjoining component, a weather event or another cause. Record what is known without deciding the coverage path from a photo. Explain any urgent protective work and ask how evidence should be retained if permanent work needs to proceed.

GAF's claims center, for example, requests installation/ownership documentation and photographs and may need product samples. Sample removal belongs with an experienced roofer, not an owner climbing onto the roof. Follow the actual notice and evidence terms for the program involved. Keep dated communications and the written response with the project file.

Roofing questions, answered

Roofing Warranties: your questions.

Have a question about your property?
Talk with our team

Does Peak promise a specific warranty length on this page?

No universal term is promised here. The proposal and warranty documents identify any offered workmanship or product coverage, its issuer, duration, exclusions and claim requirements for your selected assembly.

Does a material warranty cover installation errors?

Not automatically. Standard product coverage and installation or workmanship coverage can be separate. Some manufacturer programs add specified coverage when eligibility conditions are met. Read the document offered for the particular roof.

Does a lifetime label mean every roof problem is covered forever?

No. The term's definition, covered defects, exclusions, owner eligibility and any reduced or prorated remedies matter. Ask for the warranty before relying on the headline duration.

Can a commercial project request a manufacturer system warranty?

Yes. Provide the exact required warranty with the specification. Assembly approval, installer authorization, inspections and issuance conditions must be checked before coverage is included in the proposal.

What should I do if a roof under warranty leaks?

Keep the area safe, document the condition and follow the applicable document's notification process. Contact the identified warrantor and arrange appropriate assessment. Do not assume every leak is covered or that an unapproved repair will satisfy the warranty requirements.
